Loft insulation cost (UK 2026). The published installed range in 2026 is £12 to £22 per m² installed (NIA publisher and GBIS-funded job sheets), or £700 to £1,200 for a typical 3-bed top-up to 300mm, often £0 net after GBIS. Both ends of that range are stated rather than collapsed to a midpoint, because the spread reflects real differences in scope, access and grant eligibility rather than installer mark-up.
What drives the spread
- Top-up vs full strip and re-lay; the latter doubles the cost.
- Loft hatch upgrade, walkway boarding, ventilation review.
- Room-in-roof variants are a different exercise and cost £3,000 to £6,000.
- GBIS funding routinely covers loft top-ups in eligible Council Tax bands.
